Selling Your Home For Top Dollar Takes Hard Work.......

And a major comittment on the Seller's part. Being able to place your home in front of the Buyers in a way that attracts both the Prospective Buyer and the Buyer's Agent takes some strategy. Price setting your home is the single most important decision a Seller will make when deciding to place their home on the market.

Pricing too high, and you risk driving potential buyers in the marketplace away.  Pricing too low and you risk lessening your profit and ultimately leaving money on the table.

It is highly suggested that you take the time to do your leg work.  Visit Open Houses in your community and compare apples to apples; in other words your home to theirs.  If no Open Houses exist in your neighborhood, ask the assistance of your Listing Agent to make appointments to visit other homes.  Compare, Be Realistic.....think of it this way.  You go to buy a Cadillac CTS and one car dealer has the car of your dreams for 40K.  Then you visit another dealership and they have the same identical car but for 5K less.  Which one would YOU buy??? 

Same premis is used in home buying.  Price you home at a position where it offers the BEST VALUE for Buyers in your market.
